Is it better to hire a broker or agent?
Real estate brokers have to demonstrate more knowledge than agents and often have more experience than agents. Brokers also own or manage a brokerage. A broker has passed a broker license exam that tends to be more specific and in-depth compared to a real estate agent's exam.
The main difference between an agent and broker is the number of responsibilities they're able to take on. A broker can do everything an agent can do, but they have the added responsibility of making sure all real estate transactions are lawful, all paperwork is accurately completed and all finances are accounted for.
A common commission split gives 60% to the agent and 40% to the broker, but the split could be 50/50, 60/40, 70/30, or whatever ratio is agreed by the agent and the broker. It is common for more experienced and top-producing agents to receive a larger percentage of the commission.
The average salary for a real estate salesperson or real estate agent is $87,390 per year . On average, a real estate broker makes $75,068 per year plus an additional $42,000 in commission. Both salaries can vary depending on geographic location, the housing market, experience and education level.
Differences between agents and brokers
Because brokers represent their clients, they have a duty to provide impartial advice and act in the buyers' best interest. Agents, on the other hand, are motivated to sell the products that the insurers they represent offer.
Typical commission splits include 50/50, where the broker and real estate agent receive equal sums of money from a commission split, but they can also use the 60/40 or 70/30 split options. In these situations, the real estate agents get a larger sum of the money than the brokers.
The amount charged by a brokerage firm for its services can vary greatly. Some firms may charge a flat fee for their services, while others may charge a percentage of the overall value of the transaction. The average fee charged by brokerage firms is typically between 1% and 2% of the total transaction value.
Remember, brokers are paid a base salary for managing the brokerage business, as well as paid a portion of each of the commissions earned by the agents in the firm. However, that portion of agent commissions isn't unlimited, usually capped at anywhere between $15,000 and $30,000 (in most markets) per year.
Determining how much money to put into a brokerage account largely depends on how much income you have available and what short-term and long-term goals you have. A good rule of thumb to follow is not to put any money in your brokerage account that you'll need within the next two to five years.

Value for money comes down to more than price when picking an insurance provider and while the broker may well get the lowest price, their focus will be on true value for money i.e. benefits to the client.
What are the 2 main differences between agents and brokers?
